THE SALES AGREEMENT- It's Your Map! NHREC: # E-023 - Review of the P&S - especially recent changes. I approach the P&S using the metaphor of a map to establish a practical hands-on approach then review the realities of putting it all into the current NHAR approved P&S agreement.
PROPERTY CONDITION & DISCLOSURE ISSUES NHREC: #E-1146 - Between my teaching The Core and my work as an expert witness, it is obvious that Realtors® and Licensees have a lot of questions about Property Condition and Disclosure Issues!!! Complying with the law, representing sellers and/or buyers, and dealing with issues such as Mold, Radon, Lead, Megan's Law, and on and on...it can get very confusing!!!! The P&S has changed again! The goal of this session is to help the licensee better understand how to fill in the blanks in a manner that not only reflects the parties' intentions, but also avoids ambiguities and loose ends. Stress is placed on clarity, conciseness and use of realistic dates. In addition, licensees are shown differences in preparing an offer that reflect the obligations of an agency relationship.

We will cover: Mandatory Condition Disclosures, Disclosures Beyond License Law.....and Emerging Issues You Need to be Aware of...Proper 'CYA' documentation too!

Client Oriented Negotiation The course interweaves agency issues, real estate law, finance, terms, and consumer friendly cooperative brokerage. The goal is to increase consumer satisfaction and decrease litigation and complaints by enhancing the professional approach to real estate negotiating.

- Procuring Cause
Co-operative Brokerage. Commission disputes between realtors of different firms. A review of the process for settling money disputes with an eye to avoiding the dispute in the first place.

- Risk Reduction Through Compliance, (forms)
A step by step journey through all the basic NHREC compliance forms required in a transaction. (I cover the P&S separately and thoroughly in a different course). The session reviews the roles associated with the relationships described in those forms. The forms and the practices are seeing greater scrutiny as consumers push for greater protection.

- The Value of Ethics
This session is designed to Update Realtors on changes to The Code, introduce non-Realtors to the concept of abiding by an ethical code, and to remind Realtors of the value of that code. For Realtors, this also satisfies the NAR quadrennial requirement.
